Ardoch has a contract with Strata Community Managers (SCM) to provide professional management services.
If you have an issue with maintenance outside of your own apartment, please report the issue to SCM (strata@scmanagers.com.au).
Maintenance within your own apartment is generally your responsibility, or that of your agent if you are a tenant.
Is my maintenance problem an Owners Corp issue?
Not all maintenance problems outside of your own apartment are Owners Corp-related. Ask yourself, "Does this affect the common property or common property services such as the pool, the exercise room or the sauna?" If so, please contact SCM (strata@scmanagers.com.au)
Over the years, owners have found some local service providers good value:
- for the gas hot water systems, David Scicluna of Carnegie Gas Appliance Services serviced Ardoch gas hot water systems for many years but has now retired and sold his business to Foster Hydronic Heating.
- The Ardoch OC uses Atkins Electrical, phone 03 9596 3806.
- And the OC also uses Webb Plumbing phone 1300 238 993.
After hours emergency?
If you do have an emergency out of business hours, please call SCM after-hours Maintenance Help Desk on 1300 626 736. Note that if the matter turns out not to be an OC matter, you may be charged a call out fee or minimum service fee.
The wastewater system at Ardoch (and elsewhere) is designed to treat degradable sewage.
Don't use the kitchen sink as a garbage bin! Coffee grounds and tea leaves, vegetable scraps, cooking oils and fats should be placed in the rubbish, not down the sink!
At Ardoch, we've had a number of drains blocked by people flushing baby wipes down the toilet. No matter what the label says, they should never be flushed because they accumulate and block the drains.
